This is a good article to explain about homeowners insurance and what it does. One item to note is that the insurance covers your property but it also covers liability issues, like if you get sued because your dog bites someone. Most of the mortgage interest deductions and property tax deductions that create federal income tax savings go to people buying homes that cost $300,000 or more. Risks of Buying into an HOA Community – Buyer Beware!

Another good one on Zillow for all you folks who want to understand the pain involved in doing the proper amount of research and analysis to better protect yourself when you are buying real estate in a common interest development – aka HOA.

Researching an HOA is a time consuming process and very few buyers have any idea what they should be looking into when purchasing. Yet your time and effort is worth it as it is your money at risk!

Ok, so I drafted up how to measure a good real estate investment deal and make it easy to understand. I submitted it to my “handler” at Zillow and Voila…it appeared.

Let’s look at a tried and true way to measure rental property investment returns and what we as buyers should be looking for in our purchases. Total investment returns in real estate are really comprised of two pieces: operating positive cash flows and long-term appreciation. In today’s world, even though it probably will come, we cannot count upon and should not consider long term appreciation. That leaves positive operating cash flows as our primary source of investment return. Let’s call this: “earning money the old fashioned way.”
